Being referenced before you move in

The flat is almost yours. The agent still wants a reference. This page is what that actually means, and what you are supposed to do next.

It is a normal part of renting, not a personal test

If you have rented in the UK before, you have met this moment. The viewing went well, you said you wanted the place, and then everything paused while somebody “runs a reference”. First time renters often hear that and assume they have done something wrong. You have not. The landlord wants a written answer to a simple question: can this person pay the rent, and is the name on the application a real person who lives where they say they live?

You are giving the facts the agent would otherwise collect in a messy chain of emails: your name, your addresses, and the money that comes in each month.

What the agent is hoping to see

They want the rent on this property to look payable from the income you really have, not from a hopeful number you typed because the advert said “professionals only”. They want the address history to hang together, so a year is not missing between your last house and this one. They want the photo of your passport or licence to match the name on the form. When those three things line up, most references are dull, which is exactly what you want.

A past mistake does not automatically end the tenancy. Someone who had a county court judgment years ago and has paid properly since is a different story from someone whose bank account shows the rent would swallow everything they earn. The reference is there to tell those stories apart, not to punish you for being young or for moving a lot.

What you do, in practice

Open the apply button and stay on your phone if that is what you have. Go through the questions without skipping the boring ones. Addresses are the bit people rush, and they are the bit that causes the delay. Include the room in the shared house. Include the six months back at your parents’ after a breakup. Gaps are what make a person pick the file up and email you, which is how a same day reference becomes a next week reference.

Have a rough idea of the income you can show. We check that against the rent. Connecting the account the money lands in is one option for that check. Documents that show the same income are fine too.

When it is finished

The reference goes back to the letting agent. On your side it will look complete. That does not mean the keys are in your hand. The agent may still speak to a guarantor, take the rest of the deposit, or compare you with another applicant they promised an answer to. If a day passes and you have heard nothing, the person to nudge is the agent. We do not choose who gets the flat.

You can sign in later to see where things stand. If we need a clearer photo or a missing postcode, we will ask. Answer that one straight away. The same day promise only holds while the file is complete, and a missing line is enough to stop the clock.
