A reference before you hand over the keys
You are about to let a stranger live in your property. The reference is how you find out whether the rent is realistic, before the first month goes missing.
What you are trying to avoid
The expensive mistakes are ordinary. Someone who looked perfectly pleasant at the viewing, and whose income on the application form was a number they liked the sound of. Someone whose last address does not exist in the way they described it. Someone who can pay the rent only if nothing else in their life costs money. A reference will not make a tenant honest. It will show you the difference between a story and the payments.
If you use a letting agent, they are usually the ones who order this and read it. If you let the place yourself, you can still send the applicant to complete it. They do it on their phone. You are not standing in their kitchen photographing bank statements. The explanation they see is on being referenced.
What the reference is looking at
Identity, so the name matches a document. Address history, so the person has a trail. Affordability, so the rent sits next to the income and the bills they already pay, not next to a rule of thumb from ten years ago. And a check that the paperwork is not invented. Income is checked against the rent. Seeing the account the money lands in is one option for that. Documents are another, and they take longer. There is no prize for rushing a landlord into a bad tenancy, so a slow true answer is better than a fast vague one.
What a reference will not do
It will not insure your rent. It will not evict anyone. It will not manage the property on a Sunday night when the boiler fails. Those are other products, sold by other companies. What you get here is a better decision at the start. You should still meet the tenant, still take the deposit properly, and still use an agreement you understand.
